« We have used the site’s identity to imagine a sober and elegant intervention, as well as timeless and contextual, seeking to reveal the site’s DNA: this has been the architectural intention that has guided everything else.

The open and flexible programme, and at the same time allowing for the possible reversibility of the site, will offer a multitude of services, with for example café spaces, meeting/working rooms, sports areas, to make the building more dynamic and attractive.

All outdoor spaces will be of high quality and accessible: open-air garden, diverse plantations, and terraces. The project offers breathtaking views of Paris from the terraces on the top levels: the Eiffel Tower and the Montparnasse Tower amidst the Parisian rooftops. »

In 1792, during the French Revolution, that the first communication network was developed using Chappe's principle of optical telegraphy. When placed at a natural height — such as a hill or a mountain — or artificial one, like a tower, the regulator would position the opposing indicators to transmit a message following an established code.

GRAHAM offers a covered gallery that connects the entrance hall to the garden, a rooftop terrace that looks out onto the Eiffel Tower, the Montparnasse Tower and the Parisian skyline; an auditorium with overhead lighting; pre-equipped meeting rooms; showers and changing rooms to promote physical activity; first-day floors with large opening windows for optimum user comfort; and a bicycle room that is easy to access from the street to encourage soft mobility.

From the groundfloor to the very rooftop, the routes at Graham are marked by a copper wire as a special tribute to its unique history.

Graham will be operated under the NOOP brand, a collaboration between Nuveen Real Estate and BNP Paribas Real Estate. This association aims to go beyond traditional property management and to encourage the creation of more experiential, dynamic and motivating workplaces for its occupants. The brand will integrate the building's services for a connected and flexible offer:

  • Community management and concierge services;
  • Management of meeting rooms and the auditorium;
  • Connected catering;
  • Sports and wellness services.
